Typically, our corporate let agreements last for between 3-5 years  and are used to house working professionals that are registered with us. In doing so, we essentially become your perfect tenant. We take care of everything from referencing to managing maintenance and repair calls,  periodic inspections, and most importantly - we pay the rent directly to you (the letting agent) on time, each month, regardless of the occupancy of the property.

How it works

We lease the property from your landlords on a long-term corporate let agreement for an agreed rent and term (typically 3-5 years) and effectively become your (perfect) tenant.

We look to take on Licensed HMO properties or equally, those that have been previously operated as a HMO that have between 5-7 bedrooms. Often, these are student properties that need to have a light refurbishment so that they can be re-purposed and improved to a level that the working professionals that we work with demand.

We then rent the rooms on individual Assured Short-hold Tenancies (ASTs) and take care of everything. Gone are the days of resenting taking on a new HMO under your management due to all the associated issues you typically face with them. Taking on a HMO with Venture Property Management means that your properties can start working for you as opposed to you working for your HMOs.  We start paying you rent on the day of the agreed start date, regardless of whether the property is tenanted or not.
We then take the keys, manage the required refurbishments, and dress the properties for our working professionals that we work with. We then arrange viewings and fill the rooms using our existing list of thoroughly referenced working professional tenants and the resulting ongoing management thereafter.
As we're responsible for any lost rent and damage to the property, we regularly inspect and employ a cleaner to visit the property fortnightly to ensure that it is being well looked after to maintain the level of quality that our tenants demand. As the letting agent, you can now focus on growing your portfolio, knowing the property is self-managed and that you can count on your rent being paid for the next 3-5 years.
We view the property, submit an offer to you/the landlord and agree on a set rental value and term of the agreement - usually between 3 and 5 years. If the property is fully managed by you (the letting agent), we pay the rent directly to you meaning any management fees can be maintained without the hassle traditionally associated with managing HMOs.
