How does it work?

We lease the property from you using a company let agreement agreed by both parties for an agreed rent and term which is typically between 3 and 5 years. We then rent the rooms on individual Assured Short-hold Tenancies (ASTs) and take care of everything. Gone are the days of resenting taking on a new HMO under your management due to all the associated issues you typically face with them.

Taking on a HMO with Venture Property Management means that your properties can start working for you as opposed to you working for your HMOs. We start paying you rent on the day of the agreed start date, regardless of whether the property is tenanted or not.

We view the property, submit an offer and agree on a set rental value and term of the agreement (usually between 3 and 5 years). We then take the keys, manage the required refurbishments and dress the properties to a level suitable for the working professionals that we work with.

As a landlord, you can now enjoy a hands-off, stress and hassle-free experience knowing that your property is in good hands and that rent is secured for the next 3-5 years. No more dealing with tenants, chasing late payments or void periods.

We then arrange viewings and fill the rooms using our existing list of thoroughly referenced working professional tenants and the resulting on-going management thereafter. As we're responsible for any lost rent or damage done to the property, we regularly inspect and employ a cleaner to visit the property fortnightly to ensure that it is being well looked after to maintain the level of quality that our tenants demand.

Some of our most Frequently Asked Questions...

How much does this service cost?
For our guranteed rent services, we don't charge you any management fees, ever. We simply pay you the guranteed rent every month. We charge a slightly higher (yet affordable) rent to our tenants and the difference between covers our fees for taking on thhe risk and management of the property.
What happens at the end of the 3 or 5 year agreement?
You can either choose to renew with us, sell your property or end the agreement if your plans have changed - no strings attached. At the end of the contract you have the option to do whatever you choose.
Am I still responsible for maintenance of the property?
Whilst we don't cover maintenance (except for very minor works covered in your contract) we will however be the main point of contact for tenants. No more calls during the evenings or at weekends.
How do I receive payments?
We will set up a monthly standing order direct to your bank account for the agreed rent, which will be paid each month at the same time for the duration of the contract.
Do you refurbish the property?
‍If necessary, we will carry out a light refurbishment at our own cost to bring the property up to our customer’s standards. If larger maintenance work is needed, we can help you complete it at a reduced cost.
What happens if a tenant is late or doesn't make the rent payments?
That is our problem not yours. If it happens, we cover the cost and you receive your full rent as promised.
What happens if a tenant damages something in the house?
We will cover the cost to get it fixed immediately after which we will charge our tenants. As initial deposit it taken from our tenants that is held in a Deposit Protection Scheme as further cover any damages done.
